New Braunfels Soil Characteristics As They Affect Foundation Repair

According to the United States Census Bureau, New Braunfels has a total area of 29.4 square miles. Most of the city is land but a small percentage, 0.2 square miles (0.51%), is surface water. The city is uniquely located along the Balcones Fault, where the flat and rolling Gulf Coastal Plain meets the Texas hill country. Along the Balcones Fault there are a series of artesian springs which give rise to the Comal River. The Comal River is considered by many to be the shortest river in the world at 3.2 miles, the distance between its source and its merging point with the Guadalupe River.

The portions of New Braunfels that were developed and built upon the Gulf Coastal Plain have similar foundation repair problems with other communities built upon the same plain. This large plain was created over thousands of years by the deposit of sediments from higher elevations. Unfortunately for homeowners and commercial property owners, these sediments contain a high percentage of clay soils. Clay soils can severely damage concrete slab foundations through their movement. Clay soils will expand when wet or very wet and they will shrink when dry or very dry. This constant swelling and shrinking puts tremendous stresses on rigid concrete foundations. Many times these foundations are not strong enough to resist these movements and the results will be uplifted, collapsed, and/or cracked foundations.

Developments built on the rocky hill country soils have far less clay content and therefore far less movement. Generally, these areas have few foundation problems.
